Neighborhood Guide

Hope Ranch

Hope Ranch is Santa Barbara’s private, equestrian answer to coastal living — a 1,800-plus acre residential community west of downtown, laced with palm-lined private roads and more than 20 miles of riding trails. Developed in the 1920s from what was once rancher Thomas Hope’s land, it remains one of the only places in California where residents can ride a horse straight onto the beach.

Points of Interest

  • Hope Ranch Beach — a half-mile of private, resident-only shoreline accessible by keycard, with lifeguards and a summer food stand.
  • 22+ miles of equestrian trails — crisscrossing the community’s mesa, hills, and oak groves.
  • La Cumbre Country Club — the private club at the center of Hope Ranch social life, with an 18-hole golf course, tennis, and pickleball.
  • Laguna Blanca School — a private K-12 campus many Ranch families build their routines around.
  • Hendry’s Beach (Arroyo Burro) — just past the Ranch’s private gates, a favorite for off-leash dog walks and a meal at the Boathouse.

With homes rarely on the market and estates ranging from one-acre parcels to fifty-acre spreads, Hope Ranch rewards buyers who value privacy and patience in equal measure.
